The MLS is the Multiple Listing Service. It is the database where all listings are placed by licensed real estate agents. Each MLS services its own region and agents in that area pay fees to use the service. The MLS allows an agent to search for properties based on a myriad of different factors, from style, to age, to square footage, and price; the list goes on. The MLS also allows your property to get maximum exposure. It is visible to all other agents in the region and it is loaded onto multiple satellite home buying sites such as Realtor.com, Zillow, RedFin, Trulia, etc. Only licensed real estate agents are able to post a listing on the MLS. They input all of the pertinent information, upload photos, and can add additional documents such as property disclosure or HOA documents. Not all sellers want to use a real estate agent. Many times a seller may feel that they are able to sell a home on their own. However, not having your listing in a MLS can be detrimental to your sale. Statistically, a home for sale by owner not only takes longer to sell, as it does not get as much exposure, but also sells for much less.
