You’ve been deliberating about whether or not to sell your home. You don’t really need to move, or maybe you do. It can be a big decision! Here are a few tips to help you decide.

Can You Afford to Sell?
 Probably one of the biggest factors in deciding whether or not to sell is can you afford it. Make sure to plan ahead, as even the most pristine homes probably need a few things done before putting it on the market. Then of course there’s the consideration if you have a current mortgage you have to pay off. Finally, you’ll need to consider how much you need for a down payment in order to purchase your next home.

Return on Investment?
 Over time your home may feel dated or it may be in need of repairs. While these are things that can be done to make your current home work for you, it would be prudent to ensure that however much you put into your house will benefit you down the road. Take a look at the neighborhood and market trends to ensure you are making a wise investment.

Need More Space?
 Maybe your family is growing or you have new pets. Or perhaps your work life has changed and you need a home office. Sometimes pastimes change and you may find your home in need of a craft room or home gym. Now in some cases you may be able to finish your basement or attic space but if that’s not an option for you, it may be time to sell.

Too Much Space?
 You walk through the rooms in your home and realize you suddenly have way too much space. Perhaps you have recently become an empty nester, or you’ve decided to clean out the house and donated a great deal of things. All of sudden the house has more than enough room. Rather than keep up the maintenance on unnecessary space, it may be time to look at downsizing.

Time for a New Neighborhood?
 Sometimes you look around and realize that your neighborhood is no longer the right fit. That long commute to work is starting to feel like inconvenience. The new HOA is way too strict. Your new neighbors are too careless and rowdy and you feel more regulation would be beneficial. Whatever the reason may be, you may realize that your neighborhood is no longer where you want to be and it is time to look for a new home.

There are many factors to consider when determining whether or not to sell your home. The best first step once you decide to sell is to meet with a real estate agent and see what your home is worth in today’s market.
